WHO PAYS FOR WHAT...


A GUIDE TO CLOSING COSTS


The SELLER is generally responsible for paying:


  • Standard CLTA Owner's Title Insurance
  • Real Estate Commission
  • Document Preparation Fee for Deed
  • Documentary Transfer Tax ($1.10 per $1,000.00 of sale price)
  • Any City  Transfer/Conveyance Tax (per sales Contract)
  • Any FHA or VA Loan Fees required by Buyer's Lender
  • Payment in Full of all Loans in Seller's Name (or existing loan balance, if being assumed by buyer)
  • Interest Accrued to Lender being paid off, Statement Fees, Reconveyance Fees and any Prepayment Penalties
  • Termite Inspection (per sales contract)
  • Termite Work (per sales contract)
  • Home Warranty (per sales contract)
  • Any Judgment, Tax Liens, etc. against the Seller
  • Recording Charges clearing all documents of record against the Seller
  • Tax Proration (for any taxes unpaid at time of Transfer of Title)
  • Any unpaid Homeowner's Dues
  • Any Bonds or Assessments (per sales contract)
  • Any and all Delinquent Taxes
  • Notary Fees
  • Escrow Fee (50%)
  • Seller's portion of Sub-Escrow Fee
  • Demand Fees


The BUYER is generally responsible for paying:

  • Title Insurance Premiums (according to policy)
  • Document Preparation (if applicable)
  • Recording Charges for all documents in Buyer's name(s)
  • City Transfer/Conveyance Tax (per sales contract)
  • All New Loan Charges (except those required by lender for seller to pay)
  • Beneficiary Statement Fee (for buyer takeover of existing loan)
  • Assumption/Change of Record Fees (for buyer takeover of existing loan)
  • Termite Inspection (per sales contract)
  • Other Inspection Fees (roofing, property inspection, geological, etc.)
  • Homeowner's Transfer Fee
  • Home Warranty (per sales contract)
  • Recording Charges to clear all documents of record against the Buyer
  • Tax Proration (for date of acquisition)
  • Notary Fees
  • Fire Insurance Premium (for first year)
  • Escrow Fee (50%)
  • Buyer's Portion of Sub-Escrow Fee
  • Escrow Loan Tie-In Fee
